Awaabs Law

Awaab's Law is a UK law that aims to improve living conditions for tenants in social housing by placing new responsibilities on landlords to address damp and mold. The law was introduced in July 2023 as part of the Social Housing (Regulation) Act and is named after Awaab Ishak, a two-year-old who died from a respiratory condition caused by mold in his social housing.

The law requires landlords to:

Investigate: Start investigating reported hazards within 14 days

Report: Provide a written report of the investigation within 14 days

Repair: Start repairs within 7 days if the hazard could pose a significant risk to health or safety

Emergency repairs: Start emergency repairs within 24 hours

Record: Keep records of all attempts to comply with the law
